How to use this calculator
The calculator works from the area of wall that gets new siding, because every price below is quoted per square foot of wall.
- House perimeter. Walk the outside of the house with a tape or a measuring wheel and add up the length of every wall, including bump-outs and the garage if it gets siding too. A plain 35 × 25 ft rectangle has a 120 ft perimeter.
- Stories and wall height. Enter the number of stories that carry siding and the wall height of one story, from the foundation line to the eaves. Most houses fall between 8 and 10 ft per story.
- Gable ends. The triangle under each roof end is extra wall. For each one, multiply its width by its rise (eave line to peak) and divide by two. A 25 ft wide gable that rises 8 ft adds 100 sq ft. Enter 0 for a hip roof.
- Windows and doors. Measure width × height of each opening and add them up. A 3 × 5 ft window is 15 sq ft; a 16 × 7 ft garage door is 112 sq ft. The calculator never removes more than half the wall.
- Material, tear-off and house wrap. Pick the siding, then tick whether the old siding comes off and whether a new house wrap goes on.
- State. Choose your state to scale the labor share to local construction wages.
Siding area = perimeter × wall height × stories + gables − openings. The defaults — 120 ft, two 9 ft stories, no gables, 260 sq ft of openings — give 1,900 sq ft, inside the 1,800–2,000 sq ft Fixr uses for an average 2,000 sq ft home. If you are buying the material yourself, This Old House suggests ordering 10% to 15% more than the wall area to cover cuts and waste.

What drives the price
- Material. The single biggest lever: on the same wall, the low end runs from $2 per sq ft for engineered wood and wood to $7 for insulated vinyl and stucco.
- Grade within a material. Fixr splits vinyl alone into builder's grade at $2–$6, standard residential at $4–$7, premium or thick at $6–$10, and insulated or super-thick at $7–$12 per sq ft.
- Wall area and shape. Fixr notes that wall layout, the number of stories and the openings all change how much siding a house needs. Two stories double the wall for the same footprint.
- Labor. Fixr puts labor at $1 to $4 per sq ft, or $1,800 to $8,000 for an average home. Fixr's vinyl page gives $2 to $5 per sq ft for vinyl labor.
- What comes off. Old vinyl is quick to strip; wood shakes are slow. Today's Homeowner lists removal at $0.25–$1.00 per sq ft for vinyl, $1.50–$2.00 for aluminum and $3–$4 for natural wood shakes.
- Surprises behind the old siding. Fixr warns that repairs to structural elements found during the work can add hundreds or thousands of dollars; Today's Homeowner advises setting aside 10% to 20% of the budget for unexpected costs.
Cost breakdown
The estimate has up to three lines:
- Siding, installed (materials + labor). Wall area × Fixr's installed price per sq ft for the material. Fixr quotes these as installed totals, so the calculator does not split material from labor on this line.
- Tear-off and disposal. $0.50 to $1.39 per sq ft: Fixr's $1,000–$2,500 for removal and disposal, spread over the 1,800–2,000 sq ft of siding on its average home.
- House wrap. $0.50 to $1.00 per sq ft from This Old House. Homewyse's May 2026 estimate of $0.70–$0.86 per sq ft sits inside that range.
On the default house in vinyl, that is $5,700–$22,800 for the siding, $950–$2,641 for the tear-off and $950–$1,900 for the wrap, for a typical $17,500 (about $9.21 per sq ft of wall).
Not included: trim, soffit and fascia (Fixr: trim $0.50–$30 per linear ft, soffit $6–$30 and fascia $7–$22 per linear ft), sheathing or framing repairs, permits, painting factory-unfinished fiber cement or wood, and asbestos abatement if old siding tests positive.
Prices by state and metro area
The state selector scales only the labor part of the estimate. The factor is (1 − labor share) + labor share × the state's construction wage index, where the index is the state's mean hourly wage for construction and extraction occupations divided by the national mean of $31.42 (BLS OEWS, May 2025). Materials are left at national prices because they vary far less between states.
The labor share depends on the material. This Old House lists material and installed prices per sq ft — vinyl $3.16 and $6.13, fiber cement $5.37 and $9.00, cedar $8.95 and $11.70, aluminum $4.11 and $7.32, stucco $6.36 and $9.66 — which puts labor at about 48%, 40%, 24%, 44% and 34% of the installed price. Insulated vinyl uses the vinyl share and steel the aluminum share. No source splits engineered wood, so the calculator assumes 50% for it.
For the default vinyl job ($17,500 national, labor share 48%):
- Washington (index 1.26): about $19,700
- Texas (index 0.84): about $16,150
- Mississippi (index 0.78): about $15,650
For a closer number, choose your metro area as well as your state. At the default inputs the national estimate of $17,500 becomes $21,300 in San Jose-Sunnyvale-Santa Clara, CA, where construction wages are 45% above the national mean, and $17,000 in Phoenix-Mesa-Chandler, AZ, 6% below it.
Repair or replace?
Fixr prices siding repairs at $2 to $20 per sq ft — overlapping replacement — so patching only pays when the damage is small. Fixr's tests for a full replacement are worth using as a checklist:
- the damage is extensive or covers large areas;
- the repairs approach 50% of the replacement cost;
- the siding is near the end of its lifespan (20–40 years for vinyl, per Fixr and This Old House);
- leaks or poor curb appeal keep coming back after repairs.
A single storm-cracked wall, a few loose boards or a woodpecker hole is a repair. Soft sheathing behind several walls, or siding that no longer matches anything sold today, is a replacement.
Choosing a material
Vinyl is the default for budget and the easiest to install: This Old House calls it the most DIY-friendly material. Insulated vinyl adds a foam backer and sits at the top of Fixr's vinyl price grades. Fiber cement costs a little more installed than mid-range vinyl but This Old House gives it 50+ years. Stucco is the most expensive on Fixr's list at $7–$17 per sq ft and the longest-lived at 50–80 years. Wood has the widest spread of any material, $2 to $15, because it covers everything from pine boards to clear cedar. Steel and aluminum cover the metal options; Fixr lists steel at $4–$16 and aluminum at $3–$10.
If the house also needs a roof, plan the order: the roof edge, flashing and gutters tie into the top of the walls, so roofers and siding crews should not be working against each other.
DIY, permits and comparing quotes
This Old House says DIY siding is best kept to smaller projects such as sheds or detached garages, or to homeowners with prior exterior experience, and warns that poor installation can cause moisture damage. Fixr recommends hiring a professional for a full re-side.
Permits: This Old House puts fees at $100 to $500; Fixr gives $150 to $1,500 for permit and inspection. When you compare bids, make sure each one prices the same things: the same material and grade, tear-off and disposal, house wrap, trim, soffit and fascia, and a per-sheet price for any sheathing replaced. Two quotes that differ by thousands often differ only in what they include.
