How to use this calculator
The calculator prices new fascia, optionally new soffit, and any rot found behind them. Fascia is the vertical board along the roof edge that the gutters fasten to; soffit is the panel under the overhang that closes it off from below.
- Fascia length. Measure every roof edge that has a fascia board, in feet: the eaves, where gutters hang, plus the sloped rake edges on gable ends. The eave length can be measured on the ground below; for rakes, measure the slope from a ladder or use the gable width multiplied by the roof's pitch factor from the roof calculator. This Old House puts the average single-story home at about 250 linear feet.
- Fascia material. Wood board, composite or PVC board, or aluminum wrap (thin aluminum bent over the existing wood). Materials and labor are separate lines.
- What is being replaced. Fascia only, or fascia and soffit. With soffit selected, enter the soffit length — usually the eaves only, since rake edges often have little or no soffit. Left empty, the calculator uses the fascia length, which overstates soffit on a gable roof.
- Rotted wood to repair. The feet of rotten wood behind the boards. Push a screwdriver into suspect spots; This Old House says if it goes in, replacement is likely necessary. Enter 0 if all of it is sound.
- Remove the old fascia. Ticked by default for new boards. Not shown for a wrap, which goes over the existing wood.
- Your state. Adjusts the labor share to local construction wages.

The sources disagree on soffit. Today's Homeowner (May 2025) puts vinyl and wood soffit at $6–$10 per foot and fascia and soffit together at $6–$20 per foot, well below Fixr's $20–$30 for soffit replacement. Fixr's siding page (January 2026) lists fascia replacement at $7–$22 per foot and soffit replacement at $6–$30. The calculator uses This Old House because it is the newest page and splits material from labor; expect quotes anywhere in the combined range.
What drives the price
- Labor, not lumber. A wood board costs $1–$3 per foot; installing it costs $6–$20. Switching from wood to PVC adds a few dollars per foot to the material line and leaves the labor line where it was.
- Length. Every line scales with feet. The default 250 feet is a single-story home; Fixr uses 300 feet as its average.
- Soffit. Adding soffit roughly doubles the job, because soffit material costs more per foot than fascia board.
- Hidden rot. Rot repair at $6–$30 per foot is the line most likely to grow once the old boards come off. Fixr says repair usually means replacing at least the affected area.
- Height and access. This Old House and Fixr both say two- and three-story homes cost more, and roofers charge more for hard-to-reach fascia. Neither gives a figure, so the calculator does not add one; expect quotes for a tall house toward the top of the range.
- Local labor rates. Fixr puts labor for eave work at $75–$150 an hour, or $6–$20 per foot.
Cost breakdown
Fascia material is the board or aluminum coil, by the foot.
Labor covers fitting and fastening the new fascia, or bending and fitting the wrap. On a wrap the crew works around the existing board.
Remove old fascia covers prying off and disposing of the old boards.
Soffit covers the soffit panels or boards plus soffit labor.
Rot repair covers cutting out and replacing rotten wood behind the fascia and soffit, priced by the foot.
Not included: taking down and re-hanging gutters (price new ones with the gutter replacement calculator), drip edge, painting new wood boards ($4–$10 per foot, Fixr), and rotten rafter tails ($6–$12 per board foot, Fixr).
Prices by state and metro area
No source states a labor percentage for fascia and soffit work, so the calculator assumes labor is 50% of the job for the state adjustment. On the default job the labor and removal lines are a larger share than that, so the state effect shown is, if anything, understated. The local factor is 0.5 + 0.5 × the state's construction wage index — the state's mean hourly wage for construction and extraction occupations divided by the national mean of $31.42 (BLS, May 2025).
For the default — 250 feet of wood fascia, old boards removed, no soffit, no rot — the national typical is $5,000:

For a closer number, choose your metro area as well as your state. At the default inputs the national estimate of $5,000 becomes $6,150 in San Jose-Sunnyvale-Santa Clara, CA, where construction wages are 45% above the national mean, and $4,850 in Phoenix-Mesa-Chandler, AZ, 6% below it.
Repair or replace?
Fixr's average eaves job is $900, with most between $460 and $1,330 — its typical example replaces a 30-foot section of wooden soffit and fascia. That is the right scale when damage is local, for example under one overflowing gutter. This Old House agrees that storm damage confined to one area may need only part of the material replaced.
Replace the whole run when the rot is spread out, when the boards can no longer hold the gutters, or when you are changing material. Mixing new PVC with old painted wood on the same elevation rarely looks right.
Wrap or replace?
An aluminum wrap goes over the existing fascia, so it saves the $3–$7 per foot removal line and ends repainting. It does not save money up front against new wood: aluminum costs $8–$20 per foot against $1–$3 for a wood board, and the labor rate is the same. On 250 feet, the calculator puts a wrap at about $6,750 and new wood fascia at about $5,000.
The case for the wrap is maintenance. Painted wood needs sanding and painting, which Fixr prices at $4–$10 per foot each time; the wrap needs none. The case against is hidden rot: a wrap over soft wood hides the rot until the gutters pull loose. Probe every board before agreeing to a wrap.
Signs your fascia needs replacing
- Cracks, splits or holes in the board (This Old House).
- A screwdriver sinks into the wood (This Old House).
- Boards that are rotting, warped, or can no longer hold the gutters (This Old House).
- Peeling paint, spots of rot or pest damage (Fixr).
- Gutters that overflow or have been clogged for a long time — Fixr names long-clogged gutters as a common cause of eave rot.
Most eave repairs do not need a permit; Fixr says one is needed only in extreme cases with extensive water or mold damage. Check with your local building department if the rot reaches the rafters.
